MINUTES

 October 10, 2007

 

 

CALL TO ORDER:                          6:30 P.M.

 

LOCATION:                                      ST. CLOUD COUNCIL CHAMBERS

APPROVAL OF MINUTES:            September 14, 2007

 

Mr. Spinola made a motion to approve the minutes of September 14, 2007 as written.

 

Mr. Norris seconded the motion.

 

The motion was approved 5-0 with all members voting “Aye”.

 

NEW BUSINESS:

 

(a) CASE NUMBER:            2007-15

                 APPLICANT:                    Sarah Schatz

                 OWNER:                           Charles Ratliff

                 ADDRESS:                       Jersey Avenue

 

VARIANCE PETITION DETAILS: Applicant is requesting a variance to the requirements of the Land Development Code, Table III-4, for a front and rear setback requirements.

 

Mr. Groenendaal reviewed the case.  He stated the applicant’s mobile home will not fit on the lot and will require a reduced front and rear setback.  He indicated the County is presently granting many variances for setbacks due to current zoning and the size of mobile homes made today.

 

Mr. Placencia arrived at 6:35

 

Mr. Beigel asked if the mobile home will be sitting front to back on the property.

 

Mr. Groenendaal yes, the length of the property.

 

Mr. Beigel will tree remain

 

Ms. Schatz stated the tree will remain.  The problem is with the front and rear

 

Mr. Beigel does not see a problem because the other surrounding mobile homes are also close to the road.

 

Mr. Groenendaal property came in last year for lot size reduction also.

 

Ms. Schatz stated that was not her application.

 

Mr. Mantzaris asked if the variance will stand.

 

Mr. Groenendaal stated yes, it will stand until December.

 

There was discussion about the lot size and the variance granted.

 

Mr. Beigel asked if the mobile home was new or existing.

 

Ms. Schatz stated that her and her husband currently own it, but don’t own the land that it is on. She stated they would like to own the land that it is on.

 

Mr. Spinola made a motion to approve the variance of 16 feet for the rear setback and 20         feet for the front setback.  All 6-criteria have been met.

 

Mr. Placencia seconded the motion.

 

The motion was approved 5-0 with all members voting “Aye”.

 

ADJOURNMENT

 

Mr. Placencia made a motion to adjourn the meeting.

 

Mr. Spinola seconded the motions.

 

The motion was approved 5-0 with all members voting “Aye”

 

The meeting was adjourned at 6:44       p.m.

 

If a person decides to appeal any decision made by the Committee/Board, with respect to any matter considered at such hearing/meeting, such person will need a record of the proceedings and that, for this purpose, such person may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony evidence upon which the appeal is to be based, and which record is not provided by the City of St. Cloud.
